But I find it odd to make such a big deal out it in the whole grand scheme of life: it's just about 7 minutes walking from CP to the exchange place station in total after all. Well, with any advantage comes a disadvantage which none of the 77 H owners would mention: while 77 H is closer to the exchange place station, CP is about equi-distance between new-port station and exchange place station. It takes about 8+ minutes to go to the new port station if you want travle to Midtown Manhattan. For 77 H owners, I don't think it would even be a choice for them at all. As for the ferry, I don't even give a damn, because I am not depending on it for daily commute to NYC. Neither should you, unless you prefer to take the ferry service. For very occational use of the ferry service (may once in a month, for whatever reasons), I don't think 10 to 12 minutes walk from CP should be that much of a problem. You mentioned secluded surroundings of CP as if it is a disadvantage. You got to be kidding yourself. It's one of the selling point for CP that affords people to enjoy the waterfront and the unterrupted view of the entire Manhattan skyline in a nice and private place with minimum foot traffic (except for a few joggers on the boardwalk) most of the time. |

Much better than the Trump tower or Mandalay, etc. |

I somewhat feel for 77H owners, but just spell it out, men. Overall CP is better deal, and that's why they are selling faster. "price point/carrying cost" is exactly what makes CP BETTER than 77H. The vague location benefits are just a joke as you can get condo in Manhattan for the price. Same cannot be said for CP's view. The view makes CP unique, and makes it understandable that people who can afford to live in Manhattan still may want to live there. For same money, CP owner can simply renovate to exceed the vague quality difference as well.
It's one thing to overpay by 30% during the peak of the bubble, but it is just dumb to pay that premium now. 77H is overpriced. It's not even the matter of location or quality. You will not get what you pay for with 77H. Quote:

well CP is in newport while 77 hudson is jersey city, paulus hook area that looks mor elike west village with cute restaurants.
around CP are all crap franchises restaurants. CP is in very commercial zone and not fully glass building plus amenities are better at 77H and closeness to the train. It is water taxi in front of building too if you want to take water taxi. CP is in newport which is nice area but mostly indians. Not that I have something against indians. I am a white guy who like a mix of different people. 77 HP even if you look towards city you still see marina and have nice view. IN CP if you look towards newport and not manhattan you see crap. Plus you have own garage in 77H which is a huge deal due that you do need car in jersey. If you look from 77H to east you see CITY, to SOUTH YOU SEE VEREZANO BRIDGE AND STATUE OF LIBERTY and to the west you see MARINA and city views. Plus to build 77 H cost more due to quality of building and materials. CP is made cheeper thus the price is cheaper. in all three state area you wont find better building that 77H. Look around so much you want. It does not exist glass building like 77H While Jersey City is full of buildings that are similar look like CP. On the end you have pluses and minuses and you gotta decide what you want. |

77 H is in very good location to the Path but the area is dead on the weekends and evenings. I like PH or Newport better.

Folks... Stop arguing about opinions and focus on the concrete facts. According to the official sales records, that war is over. CP won by a very very wide margin. Concrete sales numbers are the bottom line. It indicates which building offers the best value in the opinion of hundreds of buyers who did a lot of due diligence, considered all the relevant aspects and finally made a choice. CP is now full of those buyers. Almost all of them visited and compared 77H and finally concluded it was not worth it.
Meanwhile, 77H is still struggling to sell. Now that CP is sold out, the expectation would be for 77H to be selling a lot faster than it is. |
