The only people selling at bargain prices now have no other choice. As a result, there are some one off bargains to be had here and there. The fence sitters should be jumping on those deals; instead they think the occasional fire sale sets the market. Solvent owners (i.e., the overwhelming majority) aren't selling. So when the distressed properties are gone, there will be no more bargains to be had. Good luck fence sitters. Remember, life is short.

The $365,000 Trump 1 bedroom is on StreetEasy. I can't understand the anger of those on this board who refuse to believe the market is falling. When i moved to Jersey City in 2009, they were selling 1 bedrooms at Dixon Mills for $400,000. They're now down to $300,000.

The $325k unit at portofino was a shortsale, the agent listed well below market to see what sticks, the bank wont accept that price. And I spoke with one of my realtors i work with often for renting out my units, she said the unit got 7 offers within the first week of listing, and it's a waste time to submit this to the bank for approval, they will just counter it with the market price.

i enjoy reading these posts by people forming their opinion based on pure numbers. sometimes, i think they are written by the owners of Kannekt just to create controversy so that there is more activity for the advertisers.

the fact is that in many cases, the units they quote are the less desirable ones in the buildings because they are in fact the less expensive ones and are more marketable in the current economy.

but then they'd actually have to do some leg work to figure that out.

one has only to ready the pages and pages of 'sky falling' predictions about Crystal Point and compare that with tax rolls showing rising prices to see that these basement experts really are nothing more than 'nattering nabobs of negatism.'
