The development of the rental tower is a net positive for the neighborhood. It will make it more like Battery Park in Manhattan. A lot more activity and people getting around. That will ultimately add to resale value in my opinion. |

I just looked at ground rent charged in BPC.
Incredible, another city tax just for people in that neighborhood... |

can't deny there's a hefty price to live in BPC. I'm just saying that this area isn't a comp.
it would be like arguing Bed Stuy Brooklyn is a great place because it has all the amenities of BPC without the hefty taxes....still doesn't mean it has all the amenities. |

C'mon, Paulus Hook is not Bed Stuy. Granted, it's not BPC, but at the same time, PH is a very nice community that is trending upwards. And there is a lot more valuation upside in PH than BPC. The ground rent, taxes, and neighborhood HOA fees in BPC are limiting factors. I couldn't believe all the fees that you had to pay before you paid your mortgage when I looked at living in BPC.  |

Crystal Point has better views for all east facing units compared to 77 Hudson and has a 30 year tax abatement along with a parking spot.

Would the North East views be blocked by the Harts mountain 1000 unit rental project for 99 Hudson. The info of the project is on the link below.
