The views to the east and up the river are safe. Downtown and the Statue of Liberty could be obstructed depending what goes on the site between 77H and Liberty Towers.

The development of the rental tower is a net positive for the neighborhood. It will make it more like Battery Park in Manhattan. A lot more activity and people getting around. That will ultimately add to resale value in my opinion.

like battery park city minus the explanade, walkways, trees, and other planned features that give it a neighborhood feeling ....

Also minus the HUGE separate HOA fees to Battery Park and the HUGE ground rent payment. After you make those payments, you still have to pay your mortgage, property taxes, and buiding HOA fees. Yikes!!!!

I just looked at ground rent charged in BPC.
Incredible, another city tax just for people in that neighborhood...

can't deny there's a hefty price to live in BPC. I'm just saying that this area isn't a comp.

it would be like arguing Bed Stuy Brooklyn is a great place because it has all the amenities of BPC without the hefty taxes....still doesn't mean it has all the amenities.

C'mon, Paulus Hook is not Bed Stuy. Granted, it's not BPC, but at the same time, PH is a very nice community that is trending upwards. And there is a lot more valuation upside in PH than BPC. The ground rent, taxes, and neighborhood HOA fees in BPC are limiting factors. I couldn't believe all the fees that you had to pay before you paid your mortgage when I looked at living in BPC.

Crystal Point has better views for all east facing units compared to 77 Hudson and has a 30 year tax abatement along with a parking spot.

At this time 77 Hudson has better easterly view because those residents also see Verazzano, the harbor and statue of libery in many instances. CP has more favorable PILOT. 77 provides deeded parking which is much better than valet parking. Not even up for debate.

Would the North East views be blocked by the Harts mountain 1000 unit rental project for 99 Hudson. The info of the project is on the link below.

What are the chances of a similar development on the south side will it block the South East side.
