THis building has too many problems to consider buying into, so many better buildings now, its not 2005 so there are better choices.

What problems exactly? Sounded like litigation was over and other problems (i.e. flooding) are kind of out of the HOA's control?

that doesnt mean they are not problems. The building directly faces the railroads, and not the lightrail type railroads but massive transportation train tracks.

the immediate area turns into a river many times each year when there is rain

the location itself is surrounded by ghetto warehouses & shady car repair joints

the monthly fee is very high, parking is extra, and almost all the units (except the few sold recently) are very upside down underwater.

The question is why on earth would you buy into this? There is a reason this is priced 50k-100k below the newport and other downtown highrises...
