Many 1450 units have outdoor space like terraces and balconies. There is more private outdoor space on the roof and second floor, and grills and a fireplace. Hudson Tea has no private outdoor space, no grilling opportunites.

Both buildings have the wall HVACs. 1450 has gas ranges, garbage disposals and vented dryers (even Maxwell doesn't have those). 1450 is closer to parking.

Both buildings have their pluses and minuses. Just depends on what you personally need or want.


What you seem to ignore to point put is that 1450 is the lower end version of Maxwell Harborside and Hudson Tea. Since you are involved in the sales of the Units at 1450 I can understand why you would leave that out.

There are another 100 reasons why 1450 doesnt fall in the same league but I will leave it to potential buyers to do their own research.

Actually, no, 1450 is not "the lower end version." Since you can't even be bothered listing why this is, it is clear you have nothing to base your argument on. Actually, you don't even know how to argue because you haven't even presented a point of view.

Let's take a non-view unit of 1450, a non-view unit of Hudson Tea and a non-view unit of Maxwell. Now, tell me what makes 1450 lower end? Assume that square footage is comparable.

I'm not a realtor. I am interested in all three buildings (Maxwell, Hudson Tea, 1450) and have done my research. I presented my thoughts in an earlier post. I did forget to mention that original buyers at Maxwell were given options for flooring, etc. but that is not relevant if you are purchasing a non-new apartment.

By the way - water view at Hudson Tea is gorgeous. But north-facing is also dark and cold. Just saying. East-facing water view is something you can really brag about.

Hudson Tea has vented dryers. But if you still have the original washer/dryers, they are now about 12 years old.

All the things you've mentioned can be added at a later time. It's only a matter of an investment if you desire. However, thirteen foot ceilings and water views you either have it or you don't. For someone who is used to live under this ceiling, shiny floors and new gadgets make very little impression.

Dude - You are a poser, not a buyer. Worse yet, you may even be a realtor.

You say HTB North-facing is dark and cold? How do you know?

How do you know that all the 500 condos have 12 year old washer dryers? What a nonsensical statement!

I am still scratching my head as to why you are going on a on like a broken record about vented dryers?

Stop pretending to be a buyer. It is really pathetic that the Sales Office is resorting to these type of tricks to infuence sales.

if you want a really nice building try to get something in the harborside lofts. Much nicer apts than htb and 1450. Ive seen all three.

Harborside is definitely beautiful. But don't forget that you also pay more per square foot than you might at 1450.
