Review - Not a Sugarhouse owner, but it is appalling to see people making ridiculous claims like the building is sinking. Do you actually think you are going to deter buyers with such nonsense? In fact, it is counterproductive as it makes it clear you are worried about the strength of the housing market and no decline in sight. Good luck in life.

Review - Just clearing up some misconceptions voiced here. The building is not sinking. Not all parking spaces are shared many units have individual spaces. Also, the quality of construction is better than most luxury units in Manhattan (trump buildings for example). It's more akin to what you might find in a high-end custom home in Greenwich or Bedford.

Review - I tend to disagree. Jersey City is an up and coming area, but parts of it (notably Paulus Hook) are nearly completely developed and are more beautiful than even Hoboken. Additionally, compare Brooklyn's waterfront to NJ's, it is a joke. Your view is of the enormous public housing - the east river isn't nearly as beautiful as the hudson.

Review - Sugar house is a historical building,I had seen few units there last year, including a penthouse on the top, big terrace, but you can't really see any view unless you walk close to the fence. it was 1.3M at the time, and i thought was overpriced. Last year, a relative bought a vitorian home in San Francisco ( in the city)-- 3 floors, with a small yard,nice kitchen and beautifully done on the interior... very beautiful! asking price was 1.1M, but the relative of mine bought it for 1.5M. The thing is that Jersey city is a upcoming nice place and close to NYC, but for the quality of the condos and homes, still not there yet, for most of the condos and homes, they are asking too much money for what they really are.

Review - I have to agree with the other person. 2.1MM for this unit is too high. I originally thought that it could be worth this much, but I was assuming it had southern views.
In my opinion units in SugarHouse and Liberty with direct views of the harbor (or those in LT that have east views) should sell for 1000-1100/sq.ft. Add in things special (such as large balconies/terraces, penthouse, etc.) and you should top off at 1200/sq.ft.
Understandably people are somewhat perplexed by the high prices of Paulus Hook. But there is good reason for this. Low supply (i.e., no high-rises, and before someone brings it up Montgomery-Greene is really exchange place not paulus hook), and high demand. The high demand is there because unlike other waterfront areas it is very tranquil and is certainly not plagued by the problems of Hoboken's overcrowding.
This is a great place for a family or empty-nesters, and they have more money to spend.

Review - Interesting Math to get to 1.9M, however the penthouse unit faces North and East, has obstructed views of everything. To the east there is a great view of Clermont Cove, and an alley view of lower manhattan. To the north you have the rest of paulus hook. The unit in Liberty Terrace that you reference has unobstructed views of lower manhattan and the statue - quite a difference. I do agree that an 1800 square foot terrace is great, but what are you really going to do with all that outdoor space??
The main issue is why does this owner feel that this unit value went up by 865K in one year??? I bet it wouldn't even appraise for anything even close to the asking price of 2.1M Nothing in that building has ever ever sold for over 1.5M.

Review - If a 1300sqft unit in Liberty Terraces is selling for $1.55M with a 50sqft balcony, is it unreasonable to ask $2.1M for a 1500sqft unit with an amazing 1800sqft terrace in arguably the best building (The Sugar House) in the best neighborhood (Paulus Hook) on whole of the gold coast?
An average unit on the ground floor - above the garage - with no outdoor space sold for $1.35M. I'd say the 1800sqft terrace is worth at least $250K, been on the penthouse is probably worth another $250K. And not been above the garage should be worth $100K. So $1.35K + $250K + $250K + $100K = $1.95M. If you can get the unit for $1.9M you've got a deal.

Review - I viewed the unit which sold for $1.35M. It was about 1600sqft, the South West corner ground floor unit, facing out onto Washington on one side and South to the Statue. The unit was okay but it was located above the garage doors!!! Not nice. It's a great building but that wasn't one of the nicer units.

Review - Recently I saw two units for sale in this building for about 950/sq.ft. each. One was around 1.3MM, the other I think 1.85MM. You guys have an incredible location, but out of my range.

Review - went into an open house and the unit was 1700 sqft and they wanted $1895000. It was nice but the second bedroom didnt have a windows and the kitchen layout wasnt great.
the realtor said that a unit sold for $1395000 and it was above the garage entrance on the ground floor on the corner of washington st.

Review - Actually I believe he is from Atlanta. I doubt this will be his primary residence, but one of many. Can't answer the why question, but if you're going to live in Jersey, it doesn't get much better than the Sugar House - at least until Maxwell Place is built.

Review - I am a big fan of the standard finishes that the builder included as standard features in the Sugar House development. One place the builder messed up was in the floor plans. The master bedroom is larger than the living room. They designed one bedroom apts with a den instead of 2 bdr apts. The dens may be suitable for a childs bedroom or a small office but it is a hard space to work with and definitely not suitable for a second bedroom. It is such as shame as the finishes are top the line.
The parking situation is also messed up. Every car is double parked by design. In order to park your car or back it out of its car parking spot you are required to move your neighbours car. It is a requirement that each tenant swap their car keys with the car space neighbour. This is not an issue for the penthouses but for all the 1 bdr + den apts. The car parking situation was just odd.

Review - I agree with the classifcation of a bedroom (closet, window). BUT... you've got to be crazy to equate a bedroom in the sugar house with a prison cell. That is just too funny!

Review - With that logic, if you put a treadmill and a rowing machine in a room with no windows it becomes a gym.
Legally it's NOT a bedroom. More importantly however is natural light is nice, been able to look out of a window is nice, been able to open a window and get fresh air in a room is nice. Been in a room with no windows is similar is a prison cell. The reason why rooms are design to have windows is because people like windows.
Buy this doesn't manner, at the end of the day the Sugar House is the best building in Jersey City.
