Review - There is some misinformation here - taxes for a 1500 sf unit at The Promenade are about $7200, so it's almost the same as taxes at Ind. Harbor. Both complexes are great, but I'd choose Promenade because it's newer, ceilings are higher, and has better views.

Review - This is a great place to live. Its quiet and has great amenities (pool, tennis court, gym, playground). The taxes and maintenance is reasonable. I had moved out a year ago (It was a bad call because housing prices went up 35%). But I am in the process of moving back. Why pay absurd prices on new construction when you have everything you need (w/o the noise and bustle) in independence harbor.

Review - One of the better built condos in Edgewater. Having lived in other condo units in Edgewater and Ind. Harbor in recent years, I like this complex the most (never have any roof leaks, noise complains or auto thefts). The 24-hr gated security is a plus, let alone walking distance to all the shopping places from the high end shops in Cityplace (Fleming steak house, Pier1) to the Pathmark Supermarket, Target, BedBath&beyond; if you commute to NYC, the NJ 158 bus is right at the front of the complex. You can practically lived in Ind. Harbor w/o the need of a car and get everything you need for your daily life.
Management did a very good job in keeping the surroundings neat and clean. The springtime and summer landscape is absolutely the best in town. The winter time snow cleanup is fast and as far as I know, no one complains about slow snow cleanups after a big one (and we have a few in the past few years).
The maintance fee is very reasonable, averaging 400-500 per month for most. Property taxes is significantly lower than the new units over Promenade and CityPlace as well. You can get a 1770 sq ft unit in Ind. Harbor and pay 7000 or so in property taxes, much lower than the 10-12K for a 1500-1600 sq ft units in either Promenade or CityPlace.
If you like to live above shops and deal with heavy weekend shopping traffic, then Ind. Harbor is not the place for you. But you want some peace and quiet, away from the River Rd traffic noise, avoid the weekend shopping crowd (or the weekend movie crowd), then Ind. Harbor is a great place for you.

Review - Beautiful complex in the heart of Edgewater. This location of the complex allows convenient transportation to NYC. Nice near-by shops such as Starbucks, Barnes and Noble, and the famous Japanese Mitsuwa supermarket. Along with a movie theatre all right next to it.
Best of all, this complex is built with steel and concrete and is very desirable. Not too many units become available readily.
