Review - Purchased a 1 bedroom unit with southern exposures; the views are amazing. But, as other posts said, there are issues with parking (esp. on the weekends) and of course with the superfund site. Also, there is a new development (building 7 + townhomes) comming that is supposed to be right next door...

Review - Sounds like somebody really likes independence harbour. I agree its a very nice community but older and construction is not as solid. However, keep in mind about the superfund sight. All the land on the gold coast is contaminated.

Review - There is only one thing any future buyers of Cityplace need to know - IT IS SITTING ROGHT NEXT TO THE EPA SUPERFUND SITE -

I don't know what the current residence of cityplace is thinking - or do they even know there is a superfund site right around the corner. Just imagine, the EPA will take 2 yrs to check the level of contaminations within the site and another 5 yrs for the remediation cleanup work. That's 7 yrs of work with folks dressing in the moon-suits during the testing and cleanup. Is this a plus when people want to resell this place and have to explain to future buyers why there are a bunch of workers dressed in moon-suits around the site?

Seriously, if people want to come to NJ and pay this kind of price, at least they should go for some with extras like 24-hr gate security, pools, tennis courts etc etc...Cityplace is right above the retail shops, parking during the weekend is a total mess let alone the noise. God forid the restaurant downstairs are not clean and you will have all kind of unwanted friends living with you during the cold months...If I lived there now, I would use the current hot mkt to get the heck out and buy something further away from the pollution site, have more security and better views. This is Edgewater NJ we are talking about..this is not Chelsa or SoHo, people do not have to live above retail shops and suffer the buzz during the weekends.

Review - Building is nice enough, but there are some things that are not great - as another post below said, views are not great except from the end units. Popcorn ceilings, electric cooking and eletric wall units for air are not my idea of luxury. Very cheap by Khov.

Review - The building is great, construction is solid, the only downfall is that there is not a pool.

Who knows, maybe City Place II will have this amenity.

Review - The data on the taxes are incorrect. Most of the two bedrooms are under the $7700. That being said, this complex has relatively low taxes vs. its competitors.

Review - Like the reviewer said below, go with either IH or Promenade. Value, amenities, and VIEWS are much better. Only a select few units at City Place have any views.

Review - You should look into independence harbor. Its quieter (w/o any stores and communter traffic), has better amenities (pool, tennis courts, playground) and its walking distance to cityplace. I have also look at the entire coast and cant justify paying obscene pricing for new construction. Save lots $$$ by buying in IH. You can always do a gut renovation and still end up with money left.

Review - I have purchased a unit here and thusfar very pleased to have done so. High quality construction including 12 concrete floors, granite countertops, hardwood floors, etc. in all units! Parking is being shared with retail, but they will be having separate parking for condo owners vs. retail patrons. They are building another structure for condo owners. Pricing not yet confirmed, but if KHov is reasonable...should sell for about $10K per space. Compared to other waterfront condos in the area, this complex has the greatest potential for upside in value appreciation. It's the only new condo product that's selling at the prices of comparably located units that are 10+ years older/poorer construction. I looked at over 50 properties along the waterfront in NJ prior to finalizing the purchase on this unit. You name the complex, I've seen it and studied it. I also have over 15 years of Real Estate industry experience.

This complex is without a doubt the best investment in terms of waterfront condo in NJ.
