Review - I have lived in the south constitution for one year. It is a fabulous building. The management company is very professional and the building is impeccable. The tenants are very considerate and the property is beautiful. It is very conveniently located to the Ferry and the Terrace with the pool and gym are extremely nice. This is a great investment and if you're looking to buy, definitely try and get into this building.

Review - Do you know why nobody in S. Constitution is selling the one bedroom unit? Just because there are abundant renters like you waiting in line to rent from them. I heard about 1/3 of the one bedroom units in S. Constitution are tenant occupied.
You are paying the rent to cover their mortgage and they get the BIG appreciation of their units! Absolutely worth buying!

Review - i rent in the N Ind. in shipyard, currently on 3rd floor. My exp thus far has been amazing, concrete walls, cant hear a PEEP EVER! Great pool. Quick service for maintenance. However would i buy? not a chance...it does NOT include a parking spot. There is NO guest parking. Lua opened. What else? Oh I hear thatthe pool is NOT included and you have to pay 600 extra a year! Its beautiful and I love renting here, but to buy....not worth it

Review - Current market value for a one bedroom apt in South Constititution is $450k-500k. The problem is though, few people sell it. The last transaction of a one bedroom in record happened almost a year ago.

Review - There are only about 40 one bedroom units in the building. All very beatiful units. ROI is great that is why people are not selling. Make sure to take quick action when there is one for sale.

Review - WOW......slight exaggeration... 10% decrease?? NOT SO. Property values are still increasing! I live in the building and yes, last Sat night I heard people outside of Lua. But it's public property on Frank Sinatra Drive North and it's up to the residents to call the Hoboken Police Department to report disturbances and noise. I reccommend residents call the police if the noise is an issue, just as you would anywhere else in Hoboken.

Review - I think the South Constitution is fabulous - BUT - if I was an owner I would presently be outraged. Everyone's property value has dropped 10% since Lua has opened. I walked by there on Friday & Saturday night & the scene is a horrorshow. The place gets bombarded with out-of-towners (Lodi's & Secaucus' finest) every Friday & Saturday night. It was so loud outside on Saturday night it was riduculcous. I think I heard the word yo about 20 times in 2 minutes. There were about 40 people lined up outside waiting to get in and a mass of cars all over the place. Residents - you need to do something about this. I feel really sorry for the people who live on the East side of the building. You should try to get Lua to enforce a 30 & over policy or maybe no one enters without a resident of Hoboken. I'm outraged that this happened in the peaceful shipyard. Does anyone agree with me? Are you mad? Its a shame that Hoboken has gptten so tacky on Friday & Saturday nights. Can't these people find a nice bar in Nutley?

Review - My condo (4th floor) is practically soundproof. We have 3 yr old twin boys next door and a newborn on the other side and never hear any of them. Never hear the people above or below us. There was a New Year's party directly across the hall from us and we didn't hear a bit of it in our living room. We're very happy here.

Review - To Michele,
I have lived in South Constitution since it opened 4 years ago and l loved it. There are some people who made quick money and moved out quickly, but there are more like me who enjoyed it so much and plan to live there long term. It is a great building, with great management and community, and of course, fantastic view.
I don't think the wall is thin, but suggest that you take a look yourself when there is something on the market.

Review - Tax for a 2 bedroom is around $9,000 to $12,000 a year, depending on the size of the unit. Maintenance is a bit over $400 per month. You get GREAT view, convenience and appreciation in return.
