Review - Chelsea realtors and Green tree construction are always partners on projects and I believe owned by the same people. I just sold my unit in the Royalton in hoboken which I bought from Chelsea/Green Tree and it is not the best construction. They cut corners on everything..No realtor gets an exclusive on new construction these days...unless they are affiliated in some way.

Review - The are off the market because the building is close to being complete and they will slowly release them again at higher prices after the opening. Thats the end of the preconstruction pricing. As for the area, there are so many projects planned for that area, that you really need to consider if you want to be in the middle of a mess for several years. From the things I've read, the town really has big visions for the WALDO area, so this may be the time to put your money to work. Also take a look at waldolofts.com, which just started construction.

Review - Do they have any <1m units left? I looked at the Cheleas Realtors website(http://www.chelsearealtors.com/baystreetpa.htm) which says they have sold 40 of 59 condos available. But then if you looks the pricing link on that page, pretty much everything less than 750k has already sold, and doesnt look like 20 units are available. What's going on? And waht is off market???

Review - Interesting comments about area and developer.
Just saw new building at 150 Bay St 150baystreet.com FYI but no sales data.
Looking at 140 Bay St, first thought is solid concrete floors and building is better than new construction.
Similar prices to the Morgan Lighthouse but simpler, I guess if one is doesn't need granite that's fine.
Lots of construction but is this a good or bad thing?
Where is WALDO? and why are they moving the Grove station?

Review - About the area, The Power House Arts Distict is going to go through a rather rapid redevelopment period. I have been in Jersey City over 30 yrs. There are quite a few projects already in the pipe. The infrastructure is actually pretty good. There are 3 Path train stops in walking distance, a bus stop, light rail,and ferry. What's amazing to me is that I actually saw Hoboken redevelop, although many said it would never happen. Then the same happened in the Paulus Hook area. I have been to a few of these review web sites and always seem to find the brain who has the market all figured out and is about to corner it. If you and your pals are so confident, put your money where your mouth is and short the home builder's stocks. If not, than please leave the normal hard working individuals alone who are just looking to pucrhase a home to live in. It is scary enough to go through your first home purchase. These groups of people are probably the same bunch that watched the the Dow go from 3,000 in the early 90's to almost 11,000 now. By the way, a lot of know it all analysts predicted that this would not happen and could not be sustained. About Chelsea, I have dealt with them in the past, and there pretty straight forward as long as you are with them. They told me many horror stories of in-experienced realtors who do not inform their clients of basic purhasing procedures. Rule of thumb, find a knowledgable agent you like and work with them. A good agent will tell you if they can't get you into a particular project. For example my agent flat out told me that he could not get me into the Maxwell House. He did say it was priced fair and even had the decency to show me where the Toll sales office was. Good Luck and stay away from cry baby agents and people who have the whole world figured out.

Review - I just went to see a 1 bedroom unit and I think for the money you can't beat it. It worked out to around $425 per square foot, which wouldn't put you anywhere desireable in Hoboken. You will probably live in a construction zone for a few years, but in terms of an investment this area looks to be the place to go.

Review - The area of 140 bay street (WALDO) is about to boom. There are 6 buildings set for construction over the next year within a three block radius. The town is planning on major infrastructure plans, with old world street lamps and cobblestone roads. Oh, and for any dog lovers, there is a planned dog park two blocks away right next to the Marbella. Oh and yes Chelsea Realty is horrible to deal with, just be persistent.

Review - I can't believe what I'm reading! I'm an out of town realtor...
I'm not from out of town and I'm not a realtor. However, I have made excellent money flipping condo's in the last 3+ years. I wouldn't consider this building or area unless you're prepared to holdout for 4 to 5 years, i.e. until there is some form of infrasturcture there.
The $1m+ condos in this building are not selling. The $1M+ condos in the sugar house are selling.
First rule of real estate: Location Location Location.
Second rule: Housing is an asset class that is just as prone to excess as are stocks, bonds, currencies, or commodities.
If it feels like a bubble, acts like a bubble, and looks like a bubble, it probably is one.
Oh and by the way, my experience with Chelsea Realty was terrible - so I concur with the other posters.

Review - Does anyone know Green Tree Construction? There is no listing for them. Apparently they are in Hoboken or Perth Amboy...there are no listings. Beware of bringing a broker to the 140 Bay street lofts. They do not work with brokers. They essentially want the exclusive listing. They also don't entertain a person increasing their bid, thereby, I don't think they are meeting their fiducial obligations for the seller....which leads me to believe that perhaps they don't care...maybe they are the sellers.

Review - I can't believe what I'm reading! I'm an out of town realtor and have clients from Manhattan who want to live in this area. I contacted Chelsea Realty and was put on the phone with the listing agent immediately and every time I called their office I was always able to get the listing agent or another sales agent. I was even invited to come to their office to view the plans for the bldg and invited to the open house. No matter who sells the unit the listing agent receives a commission so I find it hard to believe some people did not receive a call back from Chelsea even after 3 attempts! Since I'm a realtor this just doesn't make sense. This is an up and coming area, for all of you who are knocking the project, remember what downtown Jersey City looked like 20 yrs ago! I do! I did the commute from Bayonne for 20 years! There was a stabbing or a shooting going on practically every night, in fact I was nearly mugged at Exchange Place, now you can't touch the realestate in these areas. Reading the postings on this site leads me to believe there are a lot of bitter people out there who maybe procrastinated in their purchase and now can't afford it. We all would like to sell our property and make a profit and that includes developers. I'm positive this loft area is going to be beautiful when completed and I'm looking forward to it and so are my clients! Good luck to you all and move on.

Review - i had no problem with the realtor..in fact i got in on a timely basis and was able to purchase my loft.. the realtor was helpful and allowed me to take my time in selecting my loft...as for the area its rough now but when its comes together...we'll have a monster on our hands...as for the concern about a doorman it we'll be up to the owners to decide...which i feel confident we'll decide on a doorman for all the right reasons, such as security..alone,, moving on to the kitchen yeah there's opportunity ...but its a loft... the kitchen can be upgraded very easily..there's a parking gargage about 3 blocks away on warren st...i'll end with this ...i think the concerns are valid ....but for those who bought and for those who want to buy...jump in get involved and all the concerns can be addressed.....get in while its good...that arts district we'll be another great addition to downtown jersey city...

Review - I understand everyone's complaints on here. But here's my experience. The one realtor I had call them I guess got the cold shoulder because she came back to me with no info. So I called them myself and they said if I deal with them directly he'll get me in the building the next day. I got in and ended up placing a down payment on one.
Here's my thing. I wanted Paulus Hook over this area, but I couldn't afford anything I saw there. I think there will be some inconviences in the area especially with parking, but the hope is I can either lease or purchase a spot from another building. Plus once they build the performing arts center and convert the other buildings the value will be much higher than what I paid. Also I think as artists lofts they will be a good rental property down the road.
Bottom line is I felt I get more space then Morgan's and i can have washer/dryer in unit. Did I settle? Yes, but I have been looking for a period of time and this is the market and selling environment we are in. If I had $1MM to spend than, yes I think I would have bought something in Paulus Hook, but I don't so I'm in the Arts District.

Review - Well, I am joining the overwhelming, if not unanimous opinion that these lofts are outrageously over-priced for what they are. I am personally offended that these developers would tout these lofts as historic. They stripped this building of every charming detail and plain vanillaed it. It is a disgrace to what WALDO is all about. The fact that no parking is provided for, no doorman, and no ability to upgrade the lowest of the low home depot standard issue kitchen and bathroom all for the privilege of paying 800k-1MM for 1500 sq. ft of space is amazing. It will be a very sad day if other developers take the lead from these guys and decimate the history and the spirit of this district. Why would anyone invest their money here? Take it across the river where it is safe. New Jersey...wake up!

Review - I spoke to an independant agent today about this building. He said that he rang Chelsea Realtors and was basically told that he was wasting their time and he should go to the website for information.
I don't know what Green Tree Projects were thinking when they gave the listing to Chelsea Realtors. They are rude and unhelpful to both potenitally buyers and their agents.
Then again, the prices for the unit are so crazy it probably has something to do with it.
Were these units ever realistically priced?

Review - well. i can't asnwer to the question here in common place. but i heard the '16 floors condo story' from the developer of some building. again. i can't tell you who he is exactly. I asked him about the art district area, i was about to buy a unit from the 1400 bay street condo. I just met him on the street. Even when i was inside of building with the realtor in the 1400 bay street. i asked him about the sun blocking from the building across at parking lot. The realtor didn't deny the fact. Review - First, the area will be a construction zone for the next 7 years (if not more). So, any new tenants in 140 Bay will be living in a complete mess until completion. Second, with no doorman, multiple construction sites, no parking, and dark streets, I would question safety, especially at night, until all other buildings are completed. Third, NO PARKING. Fourth, Green Tree Construction is delayed on completion and not very experienced. This building will have operational problems in the first few months. This building was supposed to be done in the Fall, now they are saying March/April 2005, and I think most would agree this is not going to happen quickly and they would be lucky to have it finished by September 2005. The units have uneven floors, a very cheap kitchen and bathroom, no washer/dryer, so many uncertainties, and horrible window exposure. Fifth, Green Tree Construction chose Chelsea Realty as the sole-listing agents for this project. Chelsea Realty is a great uncertainty. Do not give these agents the benefit of the doubt at any time. I have heard of at least three instances in which people were mislead, contracts were held without obtaining signatures from developers in a timely manner, and very important information about properties was withheld. Beware.

Review - Looking at chelsearealtor.com I can't believe that so many unit have actually sold!! I guess the developer must have hiked the price up seen the start. But if one of these poster is correct, that new condo is going to seriously blight the south facing units. I'd have thought the building would be trying to off load those unit ASAP, to some idiot.
Can someone elaborate about the windows situation? Are you telling me that two units above and below each other share the same physical windows. If so that really dumb and essentially a greedly developer design. Do huge tall units! Do duplexes! Do open lofts! But don't split a windows because you're trying to cram as many unit as possible into a building which you're historically not able to change the exterior to.
Has any has brought a unit? No offence, but please explain what you're thinking, because I can't see the attraction of the place. MAYBE if it was $300 per sqft...

This area might well be up and come, but right now its either up nor has it arrived. You're meant to get a break when your buying in a crappy area with the hope that one day, in a couple of years, the area will be desirable.
Right now it's crappy, and the prices are way too expensive, especially when you consider no parking, and that Paulus Hook hasn't only reached this sort of prices in The Sugar House. This area/condo building doesn't merit even $500+ per sqft. Also note that these units have been on the market for many month - now what does that tell you?

Review - The selling realtors have been so unfriendly and unhelpful to prospective buyers using other agencies. With the new sales office in the lobby, at least the mysterious shroud of secrecy regarding the fixtures and features is finally being lifted. I cannot believe over 40 units were sold without any interior details revealed (to be flipped, I guess). It looks like a really interesting space with great potential (and great windows). It is a loathsome market we are in now where prospective buyers are treated as annoyances rather than appreciated as potential customers. Guys - do you want to sell the rest or not?
