Review - The lofts at Westside start at $350,000 and up. I am in the process of converting a building to 2br 700sqft condos 1 block away on Claremont. All new kitchens, floor to ceiling tiled bath and porcelin tile floors thoughout. The pre construction price is $195,000 once list with a realtor after construction well over $210,000. Review - I can't believe people are complaining about only 30 minutes to Manhattan what the heck do they want? Move to Chelsea or some other place in Manhattan and pay ridiculous prices for sure! Also neighborhood, well, thats just before the construction is done. I believe this place will look very good by the time its done, and all the amenities such as laundry, cafes will move in to serve the new community. Anyone heard of Newark? near the theater? I for one would have never considered it, but a friend bought there, and I have to admit I ate my words a long time ago, not to mention the envy I feel for the huge appretiation he has enjoyed. THe area also has gotten way safer. I agree with the studio owner, this place will be very good in 2 yrs.

Review - No lofts are being constructed as of yet. They are still working on building townhomes and studios as part of Phases I, II and III. I think lofts will come way down the road.

Review - I just bought a 2 br studio for 359K, just a floor plan the villager. I have units in Edison, New Brunswick and Vernon. You better believe the price is dead on. Look where you are in relation to Manhattan. You would be paying atleast 300K for the same thing in a similar Neighborhood in New Brunswick. Yes , only 50K less. If you want to buy, don't hold your breath, go for it. I thought the same exact thing 3yrs ago when I purchased a 2br condo in Edison in a so-so neighborhood, it wasn't even my first purchase, I had condos even in Seattle in the past. You win some you loose some, overall, I'd say I have prenty of expirience. Two years from now, mark my words, you will not believe the transformation. Crime hates cleanliness, and feels threatened when people with money move in, so they leave. The unit in Edison went up $150K no kidding, who is complaining about that? Buy now or regret it your doubts and hestitation later. Its a great location really. I hate to be the developer's cheerleader, but consider people commute to Manhattan from PA for work! I did a test run of the communite before I bought, its not fantastic (only if you live in Manhattan) but there is nothing to complain about here. Ok 3 trains is just a minor inconvinience, if you are buying, buy, if you are scared, someone else will be waiting for these behind you. So go on, nothing will ever be perfect but this one is honestry pretty damn good.

Review - I also bought in phase I (2 bedroom studio), building 3. My closing is set for the 2nd week of July, but I won't hold my breath. I commute everyday to NYC from Westside Light rail. Light rail ride to Exchange Pl. is about 15 mins., Path to WTC is about 4-5 mins. 4/5 train takes 10 mins to Grand Central station. Total commute to midtown east takes about 30-40 mins.

Review - The neighborhood is pretty safe. I have done the walk there at many hours of the day (night, evening) and it is quiet and you do not encounter any problems. Also, the developer finishing up the rest of the phases is planning on having 24/7 security patrols around the development, so that's an added benefit.

Regarding the light rail, it's pretty quick to get from the light rail stop to the Path. Depending on how quickly the path is running, the total time to get into the city is about 40-45 minutes.

Review - I got in on opening weekend (not all the units were sold out by day 3) and did not pay $230-245 for my 2 bedroom studio. I paid $30K more than that. The townhouse prices were also all over $300K, as were all but 2 styles of lofts. I think only a few people got extremely cheap pricing, not the majority of us.

Review - If you were lucky enough to get in on the first day, you paid anywhere from 270-290K for a townhome and about 230-245 for a studio, which is a two bedroom one level unit in the development. Prices for these units went up pretty quickly and I now see that they're charging 430K for a townhome in Phase II. From what the sales office told me, they have already signed 12 contracts on Phase II units.
Hard to believe I know..but it's happening.

Review - I'm under contract for a unit here also. From what I have heard, they are going to close based on building number. So they have 4 buildings in Phase I. Some will close in early July, some will close in late July.

Review - The first phase was sold out and had been sold out for over a year. I know because I am under contract for one. I've been anxiously awaiting my closing date. The new developer is involved with phase II and III. If you want to buy a unit from Phase I, the original developer's sales agent, has some for sale. Some of the original buyers are selling their units through them. Integrated Real Estate, or www.westsidestation.net. I want neighbors when I move in, so please check them out!

If you're worried about the commute, I dont' think it will be that bad. Light Rail to Exchange place is about 16 minutes, PATH to WTC is 4 mins and then you can connect to lots of different subway lines. You can also hop a bus on Westside Ave to Journal Square if you want.

Review - I spoke to the developer about this. This is happening because the local kids are throwing stones through the windows. The developer has not put enough security on the premises to guard the development, especially at night. So when the area is empty, people are having fun and throwing stones through the windows.

Review - Westside Station has been brought by Centex Homes. The floor plans are different. The quality of contruction is better. They are not sold out. They will be building 365 homes by purchasing all the warehouse buildings around it. I think this one is a sleeper.

Review - Does anyone have any opinion on this area? It's on the up and coming and has more potential than Bergen-Lafayette. There are more stores here, more of a public initiative to re-do the area.

Review - Honestly, I doesnt matter what price your going to get here or there. Its not like your going to negotiate with the builders/sales people on the price. They set the price and people either buy or dont buy. And if you do get a price range, whos to say thats too low or thats too high. Best advice, do ur own due diligence!

Review - But dont' people who live in Droyers Point have the same commute. They actually have to get on a bus to get to the Path.

These are indeed too expensive to be listed in the 400's. How much is a reasonable price to pay for a 2 br here? I'd say mid 3's for a townhome, but definitely not mid 4's.

Review - I find the development too expensive for the run down area, where shopping doesnt seem to be within walking distance as advertized. It is close to the lightrail, but West sta. is the 7th sta. after Exchange Pl. Imagine working in Manhattan & having to depend on 3 trains (lightrail/path/subway) per day! Mid $300sK & $400sK is too much for that!
