Review - I went to visit this before it became public, since I signed up on the website earlier. It is a beautiful development. It will have just about everything and seems as though you'll have very few reasons to leave the place. However, I decided not to go forward with it, mainly because of the outrageous maint. fees and the location. I agee with the other posters, I'd rather invest downtown JC, even if the sales price is a little more. I live dwntn JC now and it would be like taking a step back to live in this less desirable area. I'm sure it will turn around in the future, just don't know when.

Review - Wait a sec - you are calling on-site JC police an amenity? You MUST be joking. Real estate is all about location and let's call a spade a spade - this is far from a great location. The maintenance really kills it here and does not make it a bargain. I'm guessing this is a salesperson's post because it is so far fetched, even buyers here wouldn't say some of that stuff.

Review - I checked this place out and it blew me away. Sure there are nicer locations downtown, but this is just a stone's throw away and the amenities can't be touched by any of the buildings on the waterfront...even with the high maintenance they're a bargain. Screening room, poker room, steam rooms, saunas, yoga - are you kidding me! There is also one very special characteristic to this new construction that cannot be duplicated -- the fact that its not new at all. These are really opulent Art Deco buildings from the same era and reminiscent of the Chrysler or Empire State buildings. As soon as you step into the lobby you can feel the elegance and the chill of the marble. There'll also be a JC Police substation and shuttle service to transportation. The views of the Hudson are also great, even from units on lower floors. For the money, there's no better deal in JC.

Review - I went to visit this building. The plans are very impressive. I'm sure it will be beautiful when it's all done. Two concerns I have though are the outrageous maintenance fees! A 800 sq. ft. 1-BR maint. fee was $700-$800/ month! Also, I'm not too sure about the area. I hope this development does bring about some positive change in the area, bit I'm not too sure. I live Dtwn JC now and love it, I don't know how willing people will be to live in the Beacon area. For investors looking for a qick turnaround their may be better luck for a quick resale in a more desirable area. Any thoughts? I'm still on the fence and starting to look into condo developments dwntn JC.

The best unit currently for sale was 1280 sqft for 575K on the 17th Floor, NE Views. Maintenance for the unit is a little crazy: $965 per month, that includes Gas, Water, Amenities. Nevertheless, the amenities are bloody excellent, for example it's got a 1500 sqft all-year indoor pool, plus a ton of other stuff � very impressive.
This is a 5+ phase development completion in about 5-years, but only the first two buildings currently for sale. Completion of the first two units is Jan 2007.
Number of units available in the first 2 buildings phase: ~120 Number of units sold in the first 2 buildings in one week: ~70

Review - the beacon looks really nice, and i am excited for this project! Its going to gentricify this area, and create a whole new area for revitilization.
