Review - I have been in this business for 20 years and never had a complaint.
With regard to fees - there are maybe 1%, if that, of landlords that pay the broker's full fees. Different buildings pay brokers anywhere from $500 to one month's rent equivalent and this is used TOWARD the broker's fee. If a broker elects to work for no fee from a client then he has elected to settle for whatever fraction of his normal fee for services that the landlord is paying.
There are not FEE and NO FEE buildings in New York City. EVERY building is NO FEE if you : * have the time to take off, do the research on the marketplace based on your needs. * have the time to update all landlord's listings so as not to waste time going there and it's rented * know where they have availabilities suitable to your criteria * know if you qualify per their approval process * know if they take your pet * know if they have your required square footage * know how to get your application in front of the right decision maker when you've found the apartment you want, etc., etc. * know where you can negotiate with an owner to your benefit. ...and the reasons go on...
I believe that over 80% of the apartments in New York are rented through brokers - or we wouldn't all be in business. Our services are invaluable.
People utilize the services of a good broker to show them the best property available in the marketplace based on their criteria.
How many times have you gone to your doctor spending $100-$200 only for him to tell you to go to the drugstore for what over the counter medicines you need and go home? Do you complain about his fee because you might have healed yourself for free, or are you grateful for his expertise that led you in the right direction?
What some people fail to see is that most of our work for them was done before they ever picked up the phone. We are experts in the markeplace and are paid to provide a service like every other licensed professional in New York State.
And, finally, when we embark on working for a rental client they sign an agreement that clearly states and discloses that we may be compensated all or in part by the landlord.

Review - Owner misled me about fees, and dragged me around to so many apartments that were NOTHING what I asked for. Tried to rent me an apartment in which the building was paying fees, but tried to charge me fee's on top of that as well. Product or Service - 5/50 Customer Service - 5/50 (2004-09-06 )
